Second home management on the French Riviera
An apartment in Cannes, a house in the hinterland, a villa on Cap-Ferrat: Onekis looks after your second home all year round and organises your stay when you're here. One point of contact, documented visits and a clear view of your property, wherever you live.

What looking after a second home really involves
A second home spends much of the year without its owners. In the meantime, it needs someone to drop by regularly, check that everything is in order, receive a delivery, let a tradesperson in, check their work and get the house ready for the next stay.
This is what the French call intendance: organised, documented oversight of your property, and coordination of the work it needs. Onekis is not a letting agency, a cleaning company or a security company. Our job is to look after your home while you're away, and to look after you while you're here.

While you're away: Property Care
Every home gets a care plan agreed with you: visit frequency, checkpoints, usual contractors, what to do if something's wrong. Every visit follows a protocol and produces a dated, photographed report.
When a visible anomaly is found — a damp patch, a leak, a damaged shutter — you're told straight away, with photos and a proposed solution. No paid work goes ahead without your approval, except in emergencies agreed together beforehand.
- Inspection visits: doors and windows, rooms, damp, visible leaks, equipment
- Dated reports with photos after every visit
- Mail, deliveries, letting contractors in
- Tradesperson coordination and post-work checks
- Garden and pool oversight with partners
Before and during your stay
A few days before you arrive, the house is prepared: cleaning, linen, beds, temperature, groceries, pool checked. Once you're here, the same point of contact arranges whatever you need — daily housekeeping, a chef, a driver, bookings, wellness — with selected partners, on request and subject to availability.
What's specific about a home on the French Riviera
The Riviera's climate and rhythm have very practical consequences for a house or an apartment left empty. Good oversight takes them into account.
- Sea air and humidity: a closed seafront home needs airing and checking (damp, mould, joinery, exposed metal).
- Summer heat: air conditioning, pool and irrigation need closer oversight in summer, all the more so as watering restrictions may apply during droughts.
- Autumn rain: after a storm, it's worth checking terraces, drains, roofs and water ingress.
- High season: tradespeople and service providers are in high demand from May to September; works and arrival preparation are best planned ahead.
- Shared buildings: for an apartment, liaising with the building manager or caretaker is often part of the job.
Owning a home in France from abroad
Many owners live in London, Brussels, Geneva, Amsterdam or further afield. We work in English or French, send you clear reports and coordinate local French tradespeople on your behalf: quotes, appointments, access, and checking the work once it's done — so you don't have to manage a house in France from a different time zone.
A clear view, wherever you are
Visits, reports, photos, incidents and requests are brought together in the Onekis owner app, available on iPhone (Android: coming soon).

Frequently asked questions
What does looking after a second home involve?
It's the organised oversight of a home while its owners are away: inspection visits, reports, mail, coordination of tradespeople and service providers, then getting the house ready before they return.
How often should a second home be checked?
It depends on how long the home stays empty, the season and the equipment. For an empty apartment, a monthly visit is often a sensible minimum; a villa with a pool and garden usually needs closer oversight, especially in summer. The frequency is agreed with you during the assessment.
Do you also look after apartments?
Yes. We work with owners of apartments, houses, villas and large estates. The set-up is simply adapted to the home.
Do you manage holiday lettings?
No. Onekis is not a holiday-let concierge: our job is to look after your home while you're away, and to welcome you, your family and your guests when you stay.
How can I follow my home remotely?
After every visit, you receive a dated report with photos. The owner app, available on iPhone, brings visits, reports, incidents and requests together in one place.
